- 1. That the Seller affirms and confirms that he is the absolute owner of No , measuring , situated in .
- 2. That the Seller further affirms and confirms that the said is free from all encumbrances, charges and litigation of all sorts and there is no loan against the said property.
- 3. That the Seller will be responsible to clear all the development charges, Additional Charges, all dues and all outstanding dues etc. against the said property.

- 5. That the Seller will make himself/herself available and sign all documents which he/she is called upon to sign by the Purchaser or the Authority, in connection with the transfer of the above said property in favour of the Purchaseror any of his/her nominee.
- 6. In case the Purchaser fails to pay the balance amount within the stipulated period his/her earnest money will be considered as forfeited and in case the Seller refuses or denies to transfer the Plots, the Purchaser has the right to get the execution of the Transfer Papers/Sale Deed through Court.
- 7. That the Seller further covenants with the Purchaser that he has not entered into any agreement or negotiations of sale concerning the said Property with any individual, firm or organization and nor will do so hereinafter.
- 8. That the Purchaser shall be entitled to enter into an agreement to sell with any other party he/she likes on the prevalent market value or any other consideration he/she deems fit and the Seller has no objection to sign the papers in society for such party during beyana Period.
- 9. The Seller/Purchaser will pay Service charges (commission) to their respective property consultant at the time of final payment.
- 10. That the Seller and the Purchaser hereinbefore used shall include their respective heirs, legal representatives, successors, assignees and nominees.
