THE LESSEE/TENANT HEREBY CONVENANTS WITH THE LESSOR / LANDLORD AS FOLLOWS:-
- 1. That the advance rent shall be appropriated towards the rent when it becomes due every month. After expiry of advance rent/lease paid, the lessee/tenant shall start paying rent/lease money on monthly basis in advance by .
- 2. That the Lessor / Landlord are allowed to inspect the Building whenever required.
- 3. That the Lessee/Tenant shall not at any time during the said tenure, without the consent in writing of the Lessor/Landlord pull down, damage or make any structural alterations or additions or to the demised premises provided always the Lessee/Tenant shall have right to install any fixture and fittings including Air-conditioners in the demised premises. However on vacation will deliver the premises in its original state, at his cost, (reasonable wear and tear exempted) on the expiry of this lease or any renewal `hereof.
- 4. To use the demised premises for Purposes only. The demised premises would be used and occupied by Lessee/Tenan, and his only.
- 5. That the Tenant is not allowed to rent the Building or Portion to anyone.
- 6. To pay regularly the monthly bills for Electricity, Gas, and Water conservancy in respect of the demised premises. All outstanding dues must be cleared before the expiry of the lease.
- 7. The Expression Lessor/landlord and lessee/tenant wherever the context so permits, shall always mean and include their respective heirs, successors, legal representatives and assignees.
IT IS HEREBY DECLARED AND MUTUALLY AGREED BETWEEN THE LESSOR AND THE LESSEE AS FOLLOWS:-

1. The Lessee/Tenant and Lessor/Landlord shall have the right and option to terminate this rent/lease at or before the expiry rent/leases period i.e. provided they given One month written notice in advance to either of parties.
